For a one-bedroom Dubai apartment, my DEWA bills have generally sat within a wider planning range of AED 300–700 per month. Consumption, season and whether cooling is billed separately can change the total substantially.
For move-in, DEWA currently lists a refundable security deposit of AED 2,000 for a flat or AED 4,000 for a villa, plus activation charges. Its consumer FAQ lists AED 155 for supply activation; confirm the live service page before paying.

What Is DEWA?
DEWA stands for Dubai Electricity and Water Authority.
It supplies:
- Electricity
- Water
Every tenant or homeowner in Dubai will usually have a DEWA account for their property.
How Much Does DEWA Cost in Dubai?
The amount depends on several factors:
- Apartment size
- Air conditioning usage
- Number of occupants
- Time of year
- Whether the building includes district cooling
For many people living alone in a one-bedroom apartment, monthly bills often range between:
300 and 700 AED per month.
Does Every Apartment Have the Same Costs?
No.
One important thing to check before renting is whether the apartment includes district cooling (chiller).
Some buildings include cooling in the rent.
Others charge it separately every month, which can significantly increase your monthly expenses.
Always ask the landlord or real estate agent before signing your tenancy contract.
My Experience
I live in a one-bedroom apartment in Dubai Hills, where the chiller is included in my rent.
Over the past few months, my DEWA bills have been very consistent:
- Lowest bill: 528 AED
- Highest bill: 572 AED
- Average monthly bill: approximately 540 AED
Because the cooling is already included, my DEWA bill mainly covers electricity, water and standard service charges.
This has made budgeting much easier, as there haven’t been any major surprises.
That real range is more useful than a generic citywide average because my building includes the chiller in the rent. Someone comparing apartments should therefore ask about cooling before using my AED 528–572 bills as a benchmark; a separately billed district-cooling account can materially change the monthly housing cost.
Is There a Security Deposit?
Yes.
When opening a new residential DEWA account, tenants are generally required to pay a refundable security deposit.
The amount depends on the type of property.
Once your account is closed and any outstanding balance has been paid, the deposit is normally refunded.
How Can You Reduce Your DEWA Bill?
Simple habits can help reduce your monthly bill:
- Set your air conditioning to a reasonable temperature.
- Turn off unnecessary lights.
- Run washing machines only when needed.
- Check that doors and windows are properly sealed.
- Use LED lighting where possible.
